Excalibur Builders Inc. handles project types that most contractors decline. SB-9 urban lot splits, WUI fire zone construction, gas station rebuilds, ground-up multifamily, and design-build from entitlement. Active permitted work across Santa Clara County.

We do not take every project. We take the ones that require real preconstruction work, specific permit knowledge, and a contractor who understands what the site actually demands. The six categories below represent the work we actively build — not a list of services we offer on paper.

New Construction

Ground-up residential and commercial builds. We manage the full scope: permit coordination, subcontractor selection and oversight, field execution, and final inspection. We work on vacant lots, cleared parcels, and rebuild sites where the previous structure has been demolished.

What this typically includes: site prep and grading, foundation, framing, MEP rough and finish, exterior and interior finish, Title 24, fire sprinkler coordination, PG&E service setup, and certificate of occupancy.

We operate across San Jose, Campbell, Gilroy, Saratoga, Mountain View, and surrounding jurisdictions.

SB-9 Urban Lot Split

California’s SB-9 allows eligible single-family parcels to be split and developed with up to two units per resulting lot. The permit path is specific and the site conditions on split parcels create construction challenges most contractors have not worked through before.

We have active SB-9 projects in San Jose and understand the setback requirements, utility coordination, and FAR restrictions that come with this project type. We build the units, we do not just advise on the entitlement.

Rowhouse and Multifamily

Four to fifteen units, attached or detached configurations, permitted and built. We have active experience on rowhouse and small multifamily projects across Santa Clara County and understand what city-specific requirements mean at the field level — not just what the plans say.

This project type requires coordination across structural, MEP, fire, and utility scopes simultaneously. We manage that coordination directly rather than delegating it to a project manager who was not in the preconstruction meeting.

ADU and Second Primary Dwelling Unit

Design, permit, and build. We handle the full scope including site conditions, setbacks, utility coordination, and city-specific requirements that vary significantly across Santa Clara County jurisdictions.

We build both ADUs and second primary dwelling units. The distinction matters for FAR calculations and how the unit is designated on permit, and we get it right at the application stage rather than correcting it later.

Gas Station and Commercial Rebuild

Full demolition, rebuild, and canopy construction. We have active Chevron/ARCO rebuild experience including convenience store buildout, fueling canopy, underground fuel system coordination, and commercial site work.

This project type requires coordination with the fuel system contractor, local fire authority, environmental review, and the brand’s own design standards. We have worked through that process and understand what the schedule actually looks like on a commercial fuel site rebuild.

Design-Build from Entitlement

Your project has approvals. You need a general contractor who can read the permit conditions, understand what the entitlement required, and execute without a restart from scratch.

We take design-build projects from entitlement through closeout as a single point of contact. No handoffs between the design team and the field team. We have worked with architects and civil engineers through preconstruction and carry that coordination forward into construction.

How We Work

Every project starts with a preconstruction meeting — not a bid. We review the plans, the permit status, the site conditions, and what the project actually requires before we discuss price. That meeting is free and it protects both sides.

We do not hand projects off to a project manager after the contract is signed. The person who reviewed your plans is the person running your project from permit pull to final inspection.
